The allure of bigger homes has taken the Indian real estate by storm. It is a significant move up in the lifestyle ladder.

India’s luxury real estate market has undergone a metamorphosis ever since it witnessed a surge in the early 2000s. However, a significant shift has been seen since 2020 and factors like bigger homes and connectivity infrastructure are driving the demand for luxury homes. Demand for uber luxury homes from HNIs and UHNIS, NRIs, businessmen, industrialists, startup founders etc. have given a boost to this segment.

Developers across Delhi-NCR and particularly in Gurugram have been developing bigger homes to cater to this demand. 4S Developers have launched 3&4 BHK uber green residences 4S The Aurrum in sector 59, Golf Course Extension Road. The CBRE report further highlighted that 30% and 26% of the respondent cited outdoor space and space to accommodate remote working respectively as the reasons for moving in. Health and safety were important considerations, too.

An Anarock data recently revealed that Delhi NCR has seen the highest growth of 96% in average flat size in the last five years, growing from 1,250 sqft. in 2019 to 2,450 sqft. in the first half of 2024. In fact, flat sizes rose by 30%, from 1,890 sqft by 2023-end to 2,450 sqft in the first half of 2024, essentially due to the increased new supply in the luxury housing segment in this period.
